Following the planning meeting on Wednesday, the City of Boston released a second survey to probe resident’s preferences on a school, housing, and other uses along with a community center. Residents have until September 10, 2026 to fill out the survey.
176 Lincoln Street makes project changes citing changing real estate market
In a letter to the City of Boston Planning Department, Berekley Garbe, which is responsible for the development at 176 Lincoln Street, said that they were making several changes to the project citing increasing construction costs, rising inflation and drop in lab demand.
The development was originally intended to constitute three buildings: one residential building (Building A) and two lab buildings (Building B and C). The residential building, which also offered artist living space, would have been funded by the subsidies from the two lab buildings.
In this new iteration, the developer writes that “Building A would have to evolve to become an economically viable project independent of Building B and C.” As a result, the developer is proposing to increase the number of units by five to 257 residential units total and decrease the total number of parking spots from 710 spots shared across three buildings to 117 spaces for the residential building and 500 shared between the lab buildings.
Furthermore, instead of building 45 on-site affordable units, the developer reduced the total of units of affordable housing to 23 units (including 10 for artists) while compensating for the lower number of units with a $4.3 million contribution to an Inclusionary Development Program fund.
Public Comment on Boston University Institutional Master Plan Extension
On July 21, Boston University filed to extend its Institutional Master Plan, which had previously been approved for the period between 2024 and 2026. The extension would grant BU five more years, or until 2031, to finalize their plans for developing a Charles River Campus, which began in fall of 2025. Upon the completion of the plans this fall, BU will move to plan a ten-year Institutional Master Plan.
Residents can make public comments until August 21.
