The Zoning Board of Appeals will hold a meeting on December 9, 2025. There are three cases on Allston-Brighton on the docket:
- The development at 521-523 Cambridge Street will construct a six-story building containing 35 units, including five affordable units. There will be no on-site parking and 34 parking spaces for bikes.
- The development at 25 Royal Street will construct a three-story dwelling along with three parking spaces. They are seeking variances on using a three-family unit in a two-family zone, insufficient street parking, insufficient lot area, excessive floor area ratio, insufficient front yard setback, insufficient side yard and insufficient rear yard.
- The same developer for 25 Royal Street is proposing to construct another three-story building on 1 Empire Street with a new one-story garage. The developer is seeking variances on insufficient area for the front, side and rear yard; excessive height and floor area ratio; and insufficient off-street parking and insufficient lot area.

Leo M. Birmingham Parkway Listening Session
On Thursday Dec. 4, the Department of Conservation and Recreation project team for the Leo M. Birmingham Parkway park design hosted a public listening session and presented two concepts for developing a new park. The first plan hosts a woodland trail through the trees (on the west side) as well as trails that lead up to an elevated destination summit with some shade area. The shared walkway for the second concept starts farther east and is connected by four walkways (as opposed to two in concept A). Concept B will also feature picnic tables, a designated shade area and benches. Both concepts will have upgrades to the bocce ball courts. Public comment will end on Dec. 18. Construction will be completed largely in July 2026 with the final paving occurring in spring of 2027.
